As you step inside this beautiful home, you'll be greeted with comfortable furnishings, plenty of natural light and beautiful views from each living room. Access to the dock and bay makes it easy to rent recreational water toys. The home features five spacious bedrooms, each thoughtfully decorated and designed with your comfort in mind. FIRST LEVEL
Living room #1 is the perfect place to relax after a day at the beach. It features a large sectional sofa and Smart TV. There is a Pool table, Bar with wine fridge and access to the exterior pool deck.
This level has 2 full bathrooms, a laundry room and access to the garage.
There are three bedrooms on the first level of the home:
BEDROOM 1: Queen size bed, smart TV and a desk with a chair. Perfect for the person who needs a designated workspace!
BEDROOM 2: Queen size bed, a smart TV and is connected to a full Jack and Jill bathroom.
BEDROOM 3: King size bed, a smart TV and is connected to a full Jack and Jill bathroom.
DECK: Beautiful private pool overlooking the bay. The deck has lounge chairs and seating.
Head up to the second level, where you will find the second living room, private balcony, large kitchen with dining area, and two more bedrooms.

BEDROOM 4: Bunk bed, the top is a twin and the bottom is a full. This room has a pocket door into the primary suite, perfect for the kids!
BEDROOM 5: The Primary Suite, which boasts tons of natural, has California king size bed, smart TV, Jacuzzi tub, oversized shower and bidet.
AMENITIES:
-All TV's are smart TV's (no cable, only streaming apps).
-The house has central forced air for heating and cooling with separate thermostats on each floor.

BOOKING & GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS & NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT & CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY & PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
No hair dye.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY & RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES & SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.
VIOLATIONS & PENALTIES
Violations may result in: Denied entry or immediate removal without refund

PLEASE NOTE:
-The living rooms have non operational fireplaces, they are decorative and cannot be used.
-This home is an attached property and shares walls and exterior deck privileges with another home. Please be respectful of neighbors, do not create disturbances or make excessive noise.
-Ocean City has a noise ordinance of 10pm-8am.
-There are no parties, events or large gatherings permitted.
-Please review all house rules, failure to comply can result in cancellation of reservation with no refund.
- Reservations from Memorial Day-Labor Day require a 7 day minimum with check in and out on Saturdays.
ACCESS & ENTRY:
-Guests will have access the entire home. Which includes parking for 3 cars, private pool, private patio and garage.
-This property has stairs. There are a few steps into the property, and stairs to the 2nd level.
-Please be respectful to the neighbors and the surrounding homes. Keep noise down and do not create any disturbances. Do not block entrances, garages or driveways.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.
PARKING:
-Guests may use the driveway directly in front of the garage that can fit 2 vehicles.
-Guests may also park 1 vehicle in the garage
-Street parking on Bay Avenue for additional parking is available if needed.
-Guests are responsible for street parking compliance; read & follow signage to avoid parking tickets.
DECK AND POOL:
-The pool is not heated, but gets amazing sunlight so is usually very warm! It will be open end of May through mid September, weather permitting.
-The dock is shared with other tenants in the complex. You cannot use the boat slip, but you can use the dock for kayaks or paddle boards, both can be rented nearby.
-Children must be monitored at all times.
-There is no smoking permitted on the deck or dock.
-Usage of the pool and dock are at the guests own risk.
MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.
SECURITY:
-The home is protected by exterior ring camera security.

Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.
