The home is ready for your seaside retreat! Located in the great inlet neighborhood, just a quick stroll to beach and boardwalk, just minutes away from Gardner's Basin, casinos, and all the hustle and bustle of Atlantic City!

*MAIN LEVEL:
-The main level of the home has a living room, kitchen, full bathroom with tub, and 1 Bedroom.
-There is a large smart TV in the living room (no cable, just streaming apps).

KITCHEN:
-The kitchen has new appliances and a table with 4 stools.

*SECOND LEVEL:
-Upstairs Level of the home has 3 bedrooms and 1 ensuite half bathroom with a jacuzzi tub.

The neighbourhood

This home is set in the Inlet area of Atlantic City, a short walk to the beach and boardwalk. Nearby is the Absecon Lighthouse, Gardiner's Basin, North Beach Mini Golf, Caspian Avenue Beach, Ocean Resort and Casino, Lucky Snake Arcade at Showboat, Little Water Distillery, The Seed Brewery, Westecunk Axe Throwing and much much more! This area of Atlantic City is known as the inlet and was once a busy neighborhood. Many properties have been taken down and the few properties closest to this property were just purchased and will be starting renovations in the near future. Much of the empty lots surrounding this property will be filled up with new construction in the next several years.

HOUSE RULES
BOOKING & GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS & NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT & CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY & PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
No hair dye.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY & RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES & SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.
VIOLATIONS & PENALTIES

Guest access

ACCESS & ENTRY:
-Guests have access to the entire home during their stay. It is the upstairs unit. There are stairs to enter the unit.
-This is an attached property, so there is another attached residence to the right. We have no affiliation to the neighboring unit.
-This is a Duplex property with a 1 bedroom vacation rental unit below on the main level.
-Both units enter through the main front door and have separate entrances for each unit.
-There is no accessibility, adjoining, or shared living spaces between the 2 units.
-The front patio is a shared space with the lower unit. Guests can use front patio but we ask that guests not to use the front patio before 10am or after 9pm.
-Please be respectful of the lower units and other guests, and to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is no driveway or designated parking, street parking is available at this property.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.
-Please be advised that since the property is close to the beach, there may be a lot of beachgoers on the block at times.

HONESTY & EXPECTATIONS:
At "Seaside Breeze", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Guests must purchase their own amenities when stock runs out.

-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
