This cute and quaint apartment will make you feel right at home!

LIVING ROOM, DINING AREA & KITCHEN: The living room has a cozy couch that can extend for sleeping, a Smart TV for your viewing pleasure (There is no cable for the TVs just streaming apps), and a dining area with a table and chairs. There is a full kitchen with appliances and amenities.

BEDROOM: The bedroom has a queen size bed adorned with clean & cozy linens, which has 2 spacious closets with mirrored glass doors.

BATHROOM: There is a full bathroom, and washer & dryer in the for guests to use.

BACK YARD: Guests may access the back yard patio. There is a table with chairs.

The neighbourhood

This apartment is conveniently located and close to all that AC has to offer!

The nearest Casino is Tropicana, which is only a 4 minute drive. Boom Food Market is right at the end of the block and is great for basic shopping needs.

Also enjoy local eateries and bars around the home such as the historical Knife and Fork, Tony's Baltimore Grill, Vagabond, Bungalow and The Biergarten. There is also a Dunkin Donuts near by.

HOUSE RULES
BOOKING & GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS & NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT & CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY & PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
No hair dye.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY & RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES & SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.
VIOLATIONS & PENALTIES
Violations may result in: Denied entry or immediate removal without refund

Guest access

ACCESS & ENTRY:
-Guests will have access to the entire 1 bedroom apartment.
-The main door entrance to the home is shared.
-Once you enter into the home, you will then enter into the door for Apt 1.
-The owner lives on premises in the separate upstairs level of the home.
-There is no access between each living space.
-The apartment is completely private with its own entrance.
-Please be respectful to the neighbors and the surrounding homes and businesses.
--Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
There is keyless entry. Your host will provide you with the access information & the code for the main door and for Apt 1's door approximately one hour prior to check in the day of your trip. There is shared entry through the main door, and a separate private entrance to the apartment door.

PARKING:
-There is only on street parking at this property.
-There is no driveway or designated parking area.
-You will be provided with 1 residential parking permit to use in areas that have time restricted parking signage.
- $100 fee for unreturned parking permits upon check out.
-We strive to provide parking permits for our guests' convenience; however, please note that availability is limited. The city issues a set number of permits and unfortunately does not replace lost or unreturned ones. While we do our best to ensure permits are available for your stay, there may be rare instances when a previous guest has misplaced one. We sincerely apologize if this occurs and appreciate your understanding.

ADDITIONAL PARKING:
-For extra vehicles, recommended parking at the Wave Garage on Fairmont and Mississippi Avenues, a few minutes from the property.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.

This property is Hosted and operated by Cozy Cohost LLC, a short term rental management company based in Atlantic City.

The owner of the home does live upstairs and willing to assist guests if any concerns arise.

Other things to note

HONESTY & EXPECTATIONS:
At "A Quaint Space", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:
-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

RESERVATION/CANCELLATION NOTES:
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-Airbnb Trip Protection suggested for added coverage.

OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

ADDITIONAL INFORMATION:
-Respectful behavior requested due to close proximity of homes.
-This is NOT a party house. City-wide quiet hours from 10pm-7am.
-We ask that you please respect the neighbors, the neighborhood and the home.
-Please monitor noise levels, especially during the night.
