A 5 min walk to the Bay & Farmer's Market, 10 min walk to the Beach and just minutes to Restaurants and Shops!

This adorable ranch style home decorated with a mid century vibe is ready for your stay!

LIVING ROOM:
The living room is cute and cozy with a sectional sofa and TV for your viewing pleasure (No cable, just streaming apps).

KITCHEN:
The kitchen is roomy and well stocked with all appliances and amenities to enjoy your meals.

SLEEPING ARRANGEMENTS:
There are 3 bedrooms in total. Each have linens supplied and have clothing storage and/or closets.

- BEDROOM 2 - 1 Full Sized bed & Smart TV
- BEDROOM 3 - 1 Single Sized Bed & 1 Queen Air Mattress

BATHROOM:
The home has 1 full updated bathroom. There is also a laundry area with a washer and dryer.

BACKYARD:
There is a spacious well maintained backyard to enjoy the outdoors or a game of croquet. The backyard has a beautiful garden with fresh herbs, raspberries, grapes and an apple tree that guests may enjoy. There are also some crab traps if any guest would like to test their luck at catching some blue claws!

GARAGE:
The garage is also available for usage if needed and has an additional fridge/freezer. There is a driveway for off street parking for 2 vehicles.

BEACH TAGS:
-Brigantine Beach requires Beach Tags, 4 will be provided for your use.
-Please be sure to return all Beach Tags prior to your departure.
-Failure to return will result in a $40 replacement fee per.
-Some beach amenities such as boogie boards and beach chairs are provided.

AMENITIES:
Just bring your swim suit and sunscreen! The home is also equipped with Wifi, a drip coffee maker with a bean grinder, an iron and ironing board, hair dryer, games, vinyl record player, beach items and much more!

LOCATION:
-This home is in a great location!
-Walkable and bike-able to many local attractions!
-Best beach in Brigantine with real bathrooms and showers is Roosevelt.
-Brigantine is also close to Atlantic City!
-Just over the Brigantine Bridge, you can enjoy the Boardwalk, Beach, Casinos, Restaurants, Entertainment and Sight-Seeing.

PETS:
-This home is dog friendly and we do not mind hosting your fur family member. *Dogs must be reported, approved, must be included in your reservation quantity, and the pet fee must be paid*(any unreported pets may result in additional fees)
-If you decide to include your dog on your trip we do ask that you remain respectful to the home and property.
-There is a $50.00 pet fee.
-We allow 1 dog, 40 pounds or under.
-Any dogs over that size or quantity must be approved in advance and there will be an additional fee.

ADDITIONAL PET INFORMATION:
-A medium-sized dog cage will be provided, and a larger dog cage is available upon request.
-Please ensure that your dog is housebroken and that all pet waste will be cleaned up and disposed of properly.
-As the owner, we ask that you always keep your pet under control at all times and report any pet related damages.
*Only dogs are allowed, we do not accept cats.

A 5 Minute walk to the Bay and the wonderful Brigantine Farmers Market which is every Saturday from 8am-12noon from Memorial Day to Labor Day at the Brigantine Community School parking lot.

HOUSE RULES
BOOKING & GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS & NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT & CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY & PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
No hair dye.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY & RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.

Guest access

ACCESS & ENTRY:
-Guests have access to the entire home, backyard, garage and driveway during their stay.
-Please note there are steps to enter the home in the front and in the backyard.
-This is a ranch style home so there are no interior stairs.
-Please wash away sand before entering the home.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is a driveway at this property for 2 vehicles.
-There is also free street parking in front of the home where available.
-The garage cannot be used for parking.
-Please be advised that since the property is close to the beach, there may be a lot of beachgoers on the block and within the vicinity at times.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

MAIL:
-Do not send packages to the property via mail
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a beach town environment; potential for noise from cars or foot traffic.
-Keep in mind, it can get very windy being so close to the shore, so please be advised and keep things secure as needed.

SECURITY:
-The home is protected by exterior ring camera security.

Interaction with guests

This property is Cohosted by Cozy Cohost LLC, a full service Short Term Rental Management Company and the Homeowner's live next door for any guest needs.

-Please note that the property owner does live next to the house, and may come into the yard to water the plants and garden (which you may enjoy as well!)

HONESTY & EXPECTATIONS:
At "Mid Century Charmer", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Brigantine is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
