The space

Welcome to The Shore Bet. Walk out the front door, cross the street, and boom - BEACH! You are NOT next to casinos and craziness, so if thats your vibe this may not be the space for you. We're in a clean, residential area on the inlet that has amazed our guests for years. You'll see!

KITCHEN:
-Our home boasts a super-clean kitchen with brand new appliances

DINING AREA:
-Round dining room table seats 7 and a 'kids table' with four additional seats.

SLEEPING ARRANGEMENTS:
-BEDROOM 1- 1 King Sized bed
-BEDROOM 2- 2 Double Sized beds
-BEDROOM 3- 2 sets of Bunk beds (one of the bunk beds has a bottom futon that folds up for seating or down for sleeping)

WORK SPACE:
Master bedroom has a full Home Office, complete with docking station, keyboard, 32" curved monitor, and HP wireless printer.

LARGER GROUPS:
-There is a comfy couch and inflatables available for larger groups/families.

AMENITIES:
-We've included a poker tabletop and chips if you can't get enough at the casinos.
-Use the outdoor shower to wash the day's sand off, and unwind with a glass of wine on our covered front porch with gas fire pit.
-We can help arrange anything you need. Group transportation, distillery or brewery tours and tastings, or group dinner reservations. Just let us know and we're here to help!

The neighbourhood

Beautiful, quaint, and quiet Gardners Basin is one of the prettiest and safest neighborhoods in all of Atlantic City. Nestled between the Ocean Boardwalk and Bayside, this neighborhood is convenient to casinos like Ocean Resort and Hard Rock. Nearby is the Absecon Lighthouse, Gardiner's Basin, North Beach Mini Golf, Caspian Avenue Beach, Ocean Resort and Casino, Island Waterpark, Lucky Snake Arcade at Showboat, Little Water Distillery, The Seed Brewery, Westecunk Axe Throwing and much much more!

This home is set in the Inlet area of Atlantic City, just a short stroll to the boardwalk where you can look across to the neighboring shore town Brigantine. With more spacious yards and ample free parking, this area is much less congested than other parts of town. A short walk from the best breakfast (Gilchrist's) and happy hour (Back Bay Ale House) in town. Like fishing? Walk 100 yds to an elevated fishing pier on the Absecon inlet, or stroll to Gardiners Basin for some open boat bay fishing aboard the Highroller.

More of a landlubber? Hop on the boardwalk and ride your bikes for a full tour of the city, passing the famous Steel Pier amusement park, Jimmy Buffet's Margaritaville, and more

We take pride in our properties, and we want to ensure all our guests have the best stay possible. We appreciate your cooperation as a guest and ask that you please adhere to our house rules. Thank you! – Cozy Cohost LLC

MUST BE OVER 21 TO BOOK.

The person booking and checking in must be 21 or older and must be present the entire duration of the stay.

We ask that you Please be respectful and courteous to the neighbors, their homes, and their privacy. NO PARTIES! THIS IS NOT A PARTY HOUSE. Parties will not be tolerated. No loud music after 10PM. Please monitor noise levels during the night. Keep noise and volume down between the quiet hours of 10PM-7AM. Atlantic City has a 10pm noise ordinance. By agreeing to these rules, you are agreeing to follow the city ordinance especially while outside of the property.

No more than the number of people booked in the reservation are allowed on the premises at any time, unless approved by the host. Additional unreported guests will result in a fee of $200 per person. We require you to have each guest accounted for through the platform that will be in the property prior to check in. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price.

Please note, if you change a reservation date or quantity of persons there may be additional fees or a difference in rates/price.

We ask that you please be respectful of the check-out time, as we must give our cleaners ample time to prepare the home for all our guests. Unauthorized late check-outs can result in additional fees.

In the event you arrive at the property and there are any major damages, please report immediately so there is no confusion on you being responsible for it. Please note, our properties are very busy with guests consistently. There may be signs of basic wear and tear.

There is no smoking or drugs permitted in this property. Please smoke outside if needed and dispose of your cigarettes afterward. There is no smoking inside the house. If it is detected there will be a $250.00 fee.

If you use the beach, please use outdoor shower to rinse off sand before entering house. Sand damages our laundry machines and clogs our pipes.

Please take the garbage out to prevent critters or pests.

Please no glitter, confetti, or taping things to the walls.

No Candles, wax or open flames.
No hair dye.

Do not flush anything other than toilet paper down the toilet.

Please always make sure the doors and windows are locked, especially upon leaving.

Be Clean: We are so thrilled to have guests in this Property! We please ask that you be respectful and keep it tidy. Additional cleaning fees may apply for damaged, soiled, and stained items.

We provide basic essential amenities in the property for your stay. Once the quantity of items provided runs out, please note that you will have to purchase your own goods as needed. We provide 1 bath towel per guest. If you would like to request extras, please contact us in advance from you check in date.

All items in the property belong to the owner and will be inventoried upon check out, including sheets, towels, and other linens. Please be respectful of bed sheets, towels, and additional linens. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Any items found missing or damaged will be charged to the guest. We provide these items for the comfortability of your stay, but if you take them with you or they are unusable after they are cleaned, please note you will be charged the following rates:

Beach Towel- $15.00 each
Bath Towel- $10.00 each
Sheets- $25.00 each
Comforter/Quilts- $50.00 each
Pillow- $10.00 each
Pillow Cover- $5.00 each
Throw Blanket- $20.00 each

We are not responsible for any loss of items or valuables during your stay or items left behind. Please thoroughly check the property to ensure you have all your personal belongings before checking out. If you contact us immediately following your departure and the item is found, we will work with you to return it. There will be a $25.00 handling fee plus the cost of shipping if necessary. If the item is not claimed within 5 days of your stay, it will be donated at management's discretion.

Any violation of our House Rules is subject to non-entry/removal from property/no refund or additional fees for any damages. When booking please acknowledge these rules and agreement between the guest(s) and property proprietor.

Guest access

ACCESS & ENTRY:
-Guests will have access to the entire home, including our sitting porch, back patio, and outdoor shower.
-Please note that there are stairs to access the second level of the home.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-Guests may park directly in front of the home, or where available.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-Please be respectful of the neighbors and their properties when parking.
-Please note that this property is very close to the beach, so parking may be difficult at times within the neighborhood due to beachgoers

MAIL:
-Do not send packages to the property via mail as we do not have access to the locked street mailboxes for the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY & EXPECTATIONS:
At "The Shore Bet", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities are available but not guaranteed.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
